Hi Tessa, I do love that part of the world and have spent many summers in those waters. Nothing like docking our 15' whaler at a lobster joint at 5 islands or Southport.. The trails and picnic areas of the Maine Islands Trail Association are spectacular.
I am a little concerned that you could not send me a copy of the subdivision plan. Friends who also saw the full-page ad in the globe 2x are warning me that it is an awful lot of hype for 13 lots. They say I'm going to have to sit through hours of marketing to get the hotel paid for.
The picture captioned "ACTUAL PROPERTY" in the add for the 1.76 acre for $299k looks to be Weasel point, north of Parker Flats. in a 125' setback Resource Protection Zone and, as you mentioned, a lot of it is pretty steep. I am probably only interested in one of the lots west of Weasel point, shallower grade and a bit more protected.
So I need to have answers to a few questions before Thursday at 5pm before I commit to the trip.
- Is the land where I think it is?
- Are there lots west of Weasel Point in that $300k price range?
- How many hours do I need to commit to your program in order to get the hotel covered? I already have narrowed down my preferences and will know my level of interest pretty quickly after looking at the subdivision plan. Then I would only need to walk those lots.
A weird confluence of things has me as a sucker to check out a land deal in Maine. I just got the Boston Globe back and this is the third page: So I called, talked to someone named Tessa Hendrix, found out it was in Phippsburg then went to the web site and tried to locate the land.

So that just happens to be near one of Peri and my favorite spots, we stayed in a little cabin with a dock on Crow Island, just across the Kennebeck. From there it is easy, in the whaler, to get anywhere from Popham Beach to Bath, to Boothbay Harbor, To Damariscotta to a bunch of MITA lands with great hikes, to great Lobster Restaurants you can dock at. For the past couple of years the water has been 68 degrees when we are there.

- Each lot passes perk tests. No water or sewer. Needs a well
- No HOA but a thing called an RNA that is $500/year.
- No trailers allowed but you can camp up to 120 days/year
- Dock permits are already approved
- 130 miles north of Boston

I think it would be fun to start by camping with the boat at a mooring, then maybe dock, a tiny-house with a composting toilet and solar hot water and electric. Get a few lobster traps. Save for a well. It could have potential and it could be fun.
