As of right, the developer can build a 2 unit building with a maximum footprint of 2490sf They need a 20' setback in the front yard, 15' in back and 17' combined for the side yards. The 3f-5000 is their zoning district and that requires a lot size of 3000sf for the first unit and 2000sf for each of the other 2 units. 3 units would require 7000sf and the lot doesn't meet that requirement The building can be no higher than 35'. These developers are looking for many variances.

We live in a free market society and they can do what they want within the constraints of zoning. So they can build 2 million dollar units. Otherwise they need to negotiate with their neighbors and listen to community input.
